Linlithgow is a Royal Burgh in West Lothian, Scotland, near Edinburgh. An ancient town, it lies south of its two most prominent landmarks: Linlithgow Palace and Linlithgow Loch, and north of the Union Canal. The business was bought by Mr Albano, who currently also owns a coffee shop in Edinburgh.

Linlithgow Cottages is a well-established business that was run by our vendors, Mr & Mrs Williamson, for over 6 years and was only placed on the market due to their impending wish to retire. The cottages trade throughout the year and enjoy much repeat custom, particularly due to their location in the centre of Scotland. The quality of the accommodation is reflected in the strong reviews from previous guests, and the 4 Star award it currently holds from VisitScotland.

The excellent location, alongside the high-quality cuisine and friendly atmosphere, made the cottages a decidedly sought-after business. Following 13 viewings and two impressively competitive offers being received, the successful vendor completed in less than 4 months.

Linlithgow Rail station is only a few minutes’ drive away and Linlithgow cottages offer an ideal base to explore Edinburgh and Glasgow. With the added advantage of having private parking for several cars; many of the visitors include golfers and guests from overseas. Although the business is trading successfully, it still has potential to grow income further as planning permission could be applied for a further 4 cottages.

Linlithgow’s rich history and central location makes it a popular tourist destination, while a significant proportion of the local population make the daily commute to Glasgow, Edinburgh or Stirling – made relatively easy by the town’s railway station and proximity to both the M8 & M9 motorways.

Formerly the principal town of West Lothian, which was also known as Linithgowshire, the town lies some 20 miles (32 km) west of Edinburgh along the main railway route to Glasgow.  Prior to the construction of the M8 & M9 motorways and the opening of the Forth Road Bridge, the town lay on the main road from Edinburgh to Stirling, Perth and Inverness while the canal system linked the Burgh to Edinburgh and Glasgow. The nearby village of Blackness once served as the Burgh’s port.
