Bruce & Co. are pleased to announce the sale of the Station Inn, which was originally a traditional freehold public house based in Beith, situated approximately 20 miles south west of Glasgow, positioned in the Garnock Valley. The buyers of the business have utilised the space to open their dream business, while the sellers plans to retire are now underway!
The business originally offered bed and breakfast accommodation, and had been under the caring ownership of Mr and Mrs Clark for twelve years. During this time, the Station Inn has traded very successfully with an excellent reputation. Offering a range of real ales, and fine wines, the Station Inn has fiercely been supported by the local community. The vendors only decided to bring their business to the market due to their wish to retire.
The premises is of a traditional stone building, occupying a detached plot on a prominent corner position. The business consisted of a large bar area, lounge area, and a separate pool table area. The business also incorporated a restaurant, a fully fitted commercial kitchen, in addition to a manager’s office, and WC facilities. The restaurant however, was not utilised, and so provided potential owners to increase revenue, by for example, incorporating a restaurant as the business only traded with wet sales.
On the second floor, Station Inn also came with six letting rooms in total, one of which had en-suite facilities. Presented to a modern standard, the business provided all the facilities needed that today’s traveller expects, such as a guests’ lounge, whereby travellers could relax and unwind.

Once on the market, the property received a healthy four viewings and three offers, before being sold to Mr and Mrs McCormack; first time buyers whose background is in catering. The business was sold at £150,000. Their main intention with the property is to expand their catering business, (and therefore change the nature of the existing business). Salecompletion took only two and a half months from the offer being made; which is credit to Bruce & Co.’s perseverance in facilitating the transaction as quickly and smoothly as possible. Mr and Mrs Clark commented “We are very relieved the sale went through as it did, as we were in the process of purchasing the house next door. We were happy with the contact we had with Bruce & Co., and felt informed every step of the way… We are happy that Mr and Mrs McCormack have bought our property – we get on extremely well and are now going to be neighbours!”
Mr and Mrs Clark’s plans of retirement will now be underway, giving Mr Clark time to concentrate on his passion of painting, and Mrs Clark time to relax and enjoy some knitting! They will also be undertake some DIY work in their new house next door.
