Glede Knowe Guest House – Sold!

Bruce &Co.are pleased to announce the sale of Glede Knowe Guest House, a beautifully presented guest house situated in Innerleithen, within the Scottish Borders.

Providing luxury bed and breakfast accommodation; the business has been awarded a 4* gold rating by the Scottish Tourist Board and is highly rated on Trip Advisor where it has been awarded a Certificate of Excellence for 3 consecutive years. Additionally, it is also rated number 1 of 193 in the Scottish Borders tourist area. Despite its success, the business was brought to the market due to the vendors’ wish to retire.

The business had been under the very caring ownership of Mr and Mrs Mason for seven years. During this time, they have carefully carried out substantial refurbishments throughout the entire property to a very high standard, with an extension of the building in 2008. The business premises occupies an impressive detached building, with an imposing position on an elevated spot. The property benefits from having an acre of land included within the sale, and  beautiful gardens surrounding the property.

The property itself is arranged over two floors, with the upper floor offering seven letting rooms; five of which are en-suite. The rooms provide excellent views of the surrounding countryside and expansive gardens.

The large residents lounge and dining room is positioned on the ground floor, and offers relaxing seating in comfortable furniture. There is also a feature bay window and patio doors, providing idyllic views over the village. The dining area has a large buffet bar and seating for around 20 covers; again offering stunning views over the gardens and surrounding hills.

Glede Knowe House also came with spacious private accommodation; presented to an excellent standard and in keeping with the remainder of the property. Located on the ground floor, the accommodation consists of a large double bedroom, bathroom, a study/office, a spacious private lounge, and a modern fitted kitchen with a functional utility room.

The business therefore provided potential buyers with an excellent lifestyle opportunity; equipped with a profitable business and a wonderful home. Additionally, the business also came with genuine scope to develop, for example, by increasing the trading period (as the vendors decided to trade in certain seasons).

The business was eventually sold to Mr Wotherspoon from Berkhamsted, Hertfordshire on a freehold basis for £675,000. Mr Wotherspoon decided to acquire Glede Knowe House as he wanted to relocate and undertake a new business venture. The sale of the business was funded through the sale of his house in Berkhamsted and with additional finance through RBS.

Safa Sultan, Sales Negotiator at Bruce & Co. commented “I am really happy that Glede Knowe House has found great new owners within a year of coming on the market. I wish Mr and Mrs Mason all the best for the future and wish Mr Wotherspoon all the best for the business.”
