Mrs. Hepworth was keen to instruct Redwoods Dowling Kerr due to the recent sales that Redwoods had undertaken to pursue her retirement ambitions.
As one of the UK’s leading brokers in the healthcare market, Redwoods Dowling Kerr had the ability to generate a huge amount of interest for the care home, with a total of 29 viewings. Mrs Hepworth was presented with many potential purchasers with proven finance that generated five offers for her business.
The successful offer came from Mr Ali Mawani, a first-time buyer in the healthcare industry. Mr. Mawani’s interest in the care home sector stemmed from his background as a fully qualified Care Quality Commission (CQC) Registered Manager.
The care home was an ideal purchase for Mr. Mawani because it represented the opportunity to pursue his ambition of running a care home himself. The location and price were also a great fit, based on Mr. Mawani’s criteria.
Both parties were wary of the legal process that is often involved in the sale of a healthcare business, however, the expert team at Redwoods Dowling Kerr were on hand to assist with every stage of the process.
Established in 1999, the care home has been running successfully for the last 19 years. Since then it has developed a fantastic reputation for providing excellent standards of care, support, and development. As a result, Hepworth House enjoys constant referrals and recommendations, which has led to historically high occupancy levels at maximum capacity.
The home occupies a peaceful and secluded position situated away from main roads. Despite this, the business is only a short walk away from a popular and affluent residential area within easy reach of the town centre.
The two-storey property is comprised of a ground floor and a first floor. The ground floor is equipped with an; entrance hall, residents lounge, dining room, six single en-suite bedrooms, bathroom facilities and a passenger/stair lift. The first floor has; ten single bedrooms, one twin bedroom, and a one bedroom flat.
Mr Mawani plans to continue the running of the care home to the high standard it is accustomed to. He plans to make improvements as and where necessary, ensuring that everything stays in line with the care homes original strategy.
